If you need to sell your house fast, then you have 3 different options

. You can list your house with a Realtor, try to sell home fast yourself, or sell it to an investor. Each one of these has its perks and disadvantages. 1) Realtor/Real Estate Agent - This is probably the most common route sellers take when they are trying to sell home fast. So if you want top dollar for your house, you have a "set it and forget it" attitude, and time is not important then selling your house through a Realtor is your best choice.

2) For Sale by Owner (FSBO's) - A perk to this method is that you are trying to get full price for your house and you do not want to pay a Realtors commission. However, the key to success is exposure. You have to get as many eyes on your house as possible. So if you are a great marketer/sales person then this is the way to go. However if all you are going to do is stick a sign in the yard and hope it sells well you are wasting your time. Well I take that back, if you live in a hot market then you might stand a chance. But in today's economy, there are not many hot markets out there. For Sale By Owner homes often sit on the market longer than the homes listed with Realtor's. Another disadvantage is you will have to deal with a lot of "tire kickers" tromping through your house. Many of them have never bought a home, probably cannot afford to buy a home, will not have financing lined up, and probably cannot get financing. All of which is a waste of your time. So if you want top dollar for your house, do not want to pay commission fees, willing to actively market your house, know how to thoroughly screen the buyers, and time is not important then selling your house yourself is the way to go.

3) Investors/ Real Estate Investment Company - This method has many positives but also has a few negatives. One of the main perks is that investment companies specialize in Quick Home Sales.
