Overheated Housing Pricing

It is reported that Chinese housing price is the highest in the world

. Though the government had taken some measures to cool down the overheated prices, the speed at which the housing price in many Chinese cities especially big cities is surprising. The causes of housing problems are complicated and three main reasons are involved.

Firstly, the expensive land make the housing price increase. It is known that China has the largest population in the world but its land ranks the third, so there is no sufficient land for so many people to live and the increasing population also leads to the housing shortage. Besides, most constrictive lands are sold by auction, and the land prices are raised easily by some speculators. To them, the higher the housing price is, the more profits they can get. In such circumstances, the housing price increases.

Secondly, Chinese peoples traditional concepts that the house is more important than other properties in ones life also influences housing price. For instance, when college students graduate, most of them dream that they should work hard and warn much money to buy a house instead of renting a house because the house is not only necessary for maintaining the life but also symbolizes his or her success in big cities nowadays. Apart from that, most young people want to live in a new and big house, so many old houses have to be knocked down to make room for the new apartment building. As the price of all construction materials is higher and higher, the cost of a house definitely rises. Consequently, the cost will be passed on to the end-consumers.

Last but not lease, the government is lack of regulation and control. Despite the fact that Chinese economy develops fast in recent years, there is no a balance between the supply and demand of the house. As the price is partly determined by the relationship between supply and demand, how to control the ration of the two is the key point. Considering this, the government should tighten price and market control to ensure that the market can run smoothly.

Among some solutions to the housing price, one idea of building satellite cities may be effective and some successful examples can be found in some foreign countries. In my opinion, satellite cites can not only relieve the housing pressure but also balance the supply and demand of houses. Solving the housing problem is not an easy task, so the government should take practical measures and attach more importance to the housing problems to ensure that everyone can afford a house in the future.
