Downtown Lofts - 6 Issues To Consider Before Buying

In the last few years, the interest for lofts in major Texas cities has grown substantially

. More and more buyers want a cozy flat rather than an entire house. The reason for such a decision varies. Some look for downtown Houston lofts because they detest commuting back and forth to work, while others prefer less property maintenance.

When you are also considering buying a fashionable loft in Harris County, think about these 6 issues before signing a sales agreement.

1.Price - Determine your real estate budget. Keep in mind that you also have to pay utilities, building fees, insurance and other cost every month. Ensure that you have enough money left over for food, clothing and entertainment.

2.Location - If you are unable to track down a suitable loft near your workplace, find one that is in the vicinity of public transportation. Do not hesitate to contact a reputable real estate agent to help you with your search. Remember, the seller pays the realtor's commission. Ensure that you have lots of shops, restaurants and medical care facilities nearby. When relocating to Houston, allow your realtor ample time to locate several apartments before coming down to check your options.

3.Layout - Look at several downtown Houston lofts before making a final decision. Spend lots of time going through the rooms so you know with certainty that you like the layout. Think about your furniture. Will everything fit? You can always measure tables, beds and other large pieces and take the measurements with you during an inspection. Will you have enough storage for all your possessions?

4.Building Amenities - Request a list of features from the building management company. Has the property a gym, swimming pool and party room? Is there a laundry hook-up and telephone jack in the loft? Who cleans the hallways? What kind of security is provided? Are the grounds well maintained? Can you count on covered parking?

5.Utilities - The seller should give you copies of current utility bills. If these charges are outrages, and the current owner is unwilling to make the property more energy efficient, walk away. There should be other lofts available that are less taxing on your wallet.

6.Neighbors - Spend time with the neighbors. Find out if you will be able to get along. Are the other apartment owners noisy? Do they have pets? Did you notice any unusual smells during your visits? Were the hallways and common areas clean? Empty corridors are important, especially when you are coming home loaded with a bunch of shopping bags. Stumbling over a toy can be an unpleasant and costly experience.
