Real Estate Agents, like myself, get a lot of questions of all sorts, and the number of questions multiplies. And more questions you get if you represent buyers and as well as sellers, just like me. But there are these questions that are quite difficult to answer, not unless you are given a day to research about it, and especially if it's not about the house or about the seller or buyer.
So these are the questions that are commonly asked but, believe it or not, can't be answered by a licensed agent!
For buyers who have children they would want to know if Which University/School is the best for their son/daughter to attend to?
Is the area liberal or conservative? - Most buyers are concerned of what kind of neighbourhood they would be living in order to fit in or not be surprised
How do residents in this area vote? - Most citizens exercise their right to vote at all election, so this is quite important to ask
What is the crime rate here? This is obviously for safety purposes, this is commonly asked and especially when an area is populated, as an agent I usually check on the police station.
Are there kids in this neighbourhood? If the buyer has kids, they would surely want to know this.
Where is the nearest temple/synagogue/mosque/church? For religious practice
Is the neighbourhood good for families?
Is the buyer/seller (white, young, black, gay, old, married, etc.)?
Do (ethnic) live around here?
Are there convicted sex offenders nearby? Safety purposes.
There are many agents that Do answer those questions even though it's a no-no, but then consumers working with agent expects getting answers to these questions that they think are simple to ask and easy to answer. After all, this is what agents are expected to do, help them the consumers decide.
Agents absolutely can't lie to both sellers and buyers though they can omit several details especially if he's a seller's agent talking to a potential, unrepresented buyers. Also agents MUST reveal or show materials that has defects and important details about all properties regardless of who the client is (seller or buyer).
