In the bad old days, slick but rather dubious organisations would spend tens of thousands of pounds, attending exhibitions in order to recruit potential buyers in a wholesale fashion. These punters' would be encouraged by cheap, subsidised trips, plied with Sangria and herded around in a minibus, all being shown (and pressured into buying) the same developments, regardless of their personal requirements or preferences. Amazingly, this approach was very effective, with usually 90%+ succumbing to a purchase commitment in this pressured situation!
Thankfully, those days (and organisations) have passed and, whilst there are still many agents using the subsidised visit tactic, we seek to attract the more sophisticated buyer, who appreciates a more personal and bespoke service.
At CBS we take great efforts to establish the buyers' property criteria, then spend much time and effort researching and compiling their personal property portfolio. Subject to their feedback, this process is repeated until we each feel we have a sound basis for a viewing itinerary. We agree dates and duration in order to ensure that we can set aside sufficient time to commit our full attention to each visiting client. We provide all the required logistical guidance, regarding flights, transfers, accommodation, car hire etc. in advance. During their visit, we provide our clients with a full orientation of both the local area and the surrounding district, then we view the properties as previously assessed and agreed. Sometimes the initial criteria are varied and we are always happy to re-focus and re-plan viewings, accordingly.
Whilst we provide all necessary, support and guidance at this stage, we do not finance clients' viewing visits, as we find that serious clients do not need this form of encouragement or motivation. Instead, we offer a unique and valuable service, once a client has provisionally agreed a purchase and paid his 3,000 reservation deposit. At this stage we employ our recommended, local firm of solicitors to carry out an initial legal health check' on the property. We believe this to be a practical and unique enhancement to our service, providing maximum security for our clients, knowing that their target property is free of structural defect, and legally unencumbered.
We do recommend that our clients bring with them a measure and a note of all dimensions of their current UK home. Whilst it is generally accepted that, due to the greater emphasis on outdoor living in Spain, internal living areas and rooms are smaller in Spain than in the UK, a basis for comparison can be a handy reference, particularly if considering an off-plan' purchase. Also location and orientation can be very important in choosing a property; therefore we always ensure we carry a compass with us during viewings.
As part of our service, once a buyer has agreed a purchase, we will arrange our clients' NIE registration, solicitors, local bank (and mortgage, if required), currency exchange, and provide guidance for all other local services.
