So whenever you are trying to showcase a property for clients, the only hefty lag time that you should have would be when giving ample notice to the tenant.

So as a real estate broker, you should know how to deal with sellers that prove showings to be a bit of a challenge. To start off, you should make sure that you tell them that making their properties tagged as difficult to show will only cut down the number of possible buyers.
Keep everything flexible
Real estate agents must make sure that they inform their clients that keeping up with the schedule can be a bit hard due to uncontrollable factors. These may include getting stuck in traffic, or extended showing prior the schedule. When this happens, even a phone call maybe too late to fix everything.
This is one of the reasons why sellers are encouraged to keep their schedules flexible and to give more time for showing so that they will not interrupt any sessions and scare off potential buyers.
Sellers should stay out as much as possible
One of the things that real estate agents must always keep in mind is that sellers who are present during showing is most of the time, a bad idea. While some sellers think that they should be there to point out all the important features of their home, there are also some sellers who stay during showing so that they can see the reaction of the buyer firsthand.
Sellers should always keep in mind that many buyers feel uncomfortable during cases where they are present during showing and when this happens, can actually kill the sale that you are waiting for. One reason would be that buyers won't be at ease in opening cabinet and closet doors when they know that the seller is at home. With such discomfort, they won't be able to view the house completely and will more often than not, hurry up to check on the next house they are eyeing on.
If it's unavoidable to have the seller at home during your scheduled showing, you can always ask them nicely to stay put in one area as you finish touring the potential buyer around.
