About the project
Sector 99 is one of the fast-growing pockets on the Gurgaon side of the Dwarka Expressway. The road is now open end to end, which has pulled a lot of new launches and end-users into these sectors. Sobha is a name most Gurgaon buyers already know from Sobha City, Sobha Altus and Sobha International City nearby, so a fresh 25-acre township from them here has drawn early interest.
The plan is a low-density, high-rise gated community. Around 750 homes across 25 acres means plenty of open space, wide greens and room for a proper clubhouse. Sobha is known for building its own in-house, so the finish quality and joinery are usually a step above the corridor average. Full tower count and the exact mix of 2, 3 and 4 BHK homes will be shared once the RERA layout is filed.

Price — an honest indicative picture
Every listing site that ranks for this project today — Sobha's channel pages, Propestate News, Sobha Sales and the rest — shows the price as "On Request." Sobha has not published an official rate because the project is pre-launch and RERA is still under process. So anyone quoting a firm figure today is guessing. Here is how to think about it with real corridor numbers.
The Sector 99 average is about ₹12,700 per sq ft (per 99acres, August 2026), up from roughly ₹11,350 a year earlier.
Sobha sits well above the average. Its own Sobha Altus in nearby Sector 106 is quoting about ₹22,000 per sq ft (₹7.76 Cr to ₹9.64 Cr for 4 and 5 BHK homes), per Square Yards listings.
A new Sobha launch in Sector 99, with 2, 3 and 4 BHK homes, would most likely land in the ₹18,000 – ₹21,000 per sq ft band. On the expected sizes that works out to an indicative:
