A Perspective On Housing Tenure

A Perspective On Housing Tenure

A Perspective On Housing Tenure

The term, housing tenure, refers to the financial arrangements under which someone has the entitlement to live in a house or apartment. Letting an apartment to a tenant with conditions of tenancy guaranteed by a lease is the most usual housing tenure arrangement. This signifies that the landlord is paid a monthly rent in return for the right to dwell on the premises.

There are several various types of housing tenure. Included in this are: tenancy, owner-occupancy, squatting, cooperative tenure, condominium, land trust and public housing. There are also two varieties of housing tenure: Timeshare and Cohousing. People live in Timeshare properties largely during vacations. They are almost always short-term modifications of housing cooperatives, condominiums or apartments. Cohousing pertains to a living situation where neighbors share common areas such as kitchens and playgrounds.

The landlord can be a private person, a non-profit housing association or a government body as is the situation with public housing. The owner of the house and the property on which it stands is also the inhabitant of the property under the form of housing tenure known as owner occupancy. In the case of tenancy, the owner of an apartment or building leases out the entitlement to occupy an apartment to a lessee. With a cooperative type of housing tenure, individuals can occupy a specific apartment, but do not solely own it. With cooperatives, a homeowners' association collectively claims possession of the entire building or complex.

Condominiums signify possession of an apartment or house with common places such as hallways, heating system, elevators and outdoor space held by the homeowners' association. Monthly condo fees charged to the condo owners maintain the common areas. The government can also serve as landlord as in the case of public housing when housing is offered either gratis or at a subsidized rate. An alternative to owner occupancy is housing tenure as a land trust, which offers property ownership for the sake of privacy and legalities. Because squatting entails an occupation of property without permission by the owner, it is the most tenuous of all forms of housing tenure.

Experts and professionals utilize the term housing tenure to determine the various types of housing. Differentiating housing forms, even though in some cases physical type may be a criterion is still dependent in many aspects on possession or housing tenure.
