Next, your home has to be in great condition for it to sell. Although updates and repairs would involve a financial investment, it could also mean getting the home sold so long-term loss is eliminated. This might include putting in new flooring, updating light fixtures, putting fresh paint on the walls, and even cleaning up the landscaping outside.

Photographs Speak Volumes

- Avoid taking photos or short or narrow hallways.

- Take photographs of features such as a fireplace, Jacuzzi, swimming pool, outdoor fireplace or water feature, wet bar, etc.

- The kitchen is the one room that people are most interested in so there should be numerous photos of this one room and from varying angles.

- A photograph should be taken of the dining room but with the table beautifully set

- Before taking photos of the living and/or family room, clear out excess furniture to open up the space.

- Outside photos are also important, especially of features or flowers.

- For every photograph taken, a short description should be added.

Marketing and Advertising

To sell a home, especially in today's market, you need to use multiple marketing methods. This means placing an advertisement in the local paper, getting the property into the MSL system, putting a "for sale" sign in the yard, sending out or posting flyers, having an open house, and so on. Other creative options include:

- Send neighbors and out-of-area buyers a four-color postcard. - Set up a virtual tour of the home on the realtor or your own personal website.

- For open houses, studies show these are most successful when held on Sundays and Thursday evenings.

- Use comments and feedback from people who have viewed the home, learning about likes and dislikes.

- Post a video on YouTube.com of the inside and outside of the home.

Value of a Good Real Estate Agent

Working with the wrong real estate agent could be disastrous. Instead, you need to find a qualified agent, someone with years of experience and a realtor with a solid reputation. You could talk to several agents at local companies or ask family members, friends, and co-workers for references.

A standard real estate agent would invest a certain amount of time and money on the home but to move the property faster, you could invest in a broker. In this case, consider numerous options and avoid letting the price be the decision factor. Whether working with a realtor or broker, you can always try to negotiate commissions and fees. Also, you need to understand the marketing approach the professional plans to take.

Pricing the Home to Sell

No homeowner wants to give a home away but to sell it quickly the price needs to be priced right. Another mistake is that sellers will test the market by playing with the price but what happens is that the home sits for months and months, or longer without a single bite. The older a listed home the harder it is to sell. Therefore, the price needs to be competitive and fair.

By comparing similar homes sold in your area would help to avoid pricing too high. You would also need to consider the home's square footage, the layout, location, and condition. For location, homes on busy streets or in high crime areas sell slowly whereas a home near schools, shopping centers, and restaurants but on a quiet street sell fast.

Because of the saturated market, it is a buyer's paradise. Therefore, experts recommend that the price of the home be set a minimum of 2% lower than comparable homes for sale. Of course, you could set the price higher but chances are you would be waiting a long time for a buyer.
