, it's important to be prepared. The first step you'll want to take is to build a buyers list. A buyers list is simply a list of retail buyers or homeowners who want to buy a house. Generating a buyers list now, before you put the property up for sale, will save a lot of hassle in the future. The more prepared you are for the buyer up front, the faster you will get your property sold.
But where to find people for the list? The first place to look is anyone who ever contacts you about a house for sale. Every single person that has every contacted you about a house for sale can go on this list and be a potential future buyer. Do you have a website? Be sure to collect email addresses. Most people prefer to be contacted via email so be sure you capture an email address and a name. All of those business cards you've collected, phone numbers of people that have called you, and email addresses with questions about properties can go on this list.
To keep your buyers list effective, you should organize it into sections. Separate your list into a 1, 2, 3, and 4 list. You're 1 list can be cash buyers, those willing to take the property off your hands within a week. Your 2 list may be pre-qualified buyers, those who have a specific loan amount already approved. Your 3 list could be those who are not pre-qualified. Don't take these people off of your list because they could get financing within a month's time. Your 4 list could be those you will contact at some point, but you don't believe they are serious buyers.
Keep your buyers list in a convenient place that's easily accessible. You'll lose focus and become frustrated if your contacts are scattered over multiple sheets of paper all across your office. You don't want something as simple as an organizational challenge to keep you from taking action!
Get a buyers list started right from the beginning and you'll find it much easier to sell your property and move on to the next one. A little organization now will go a long way in the future.
