Building Commissioning

Share: A building is a huge investment, which is why building owners should insist that their newly constructed edifice is functioning as it should
. Nearly every industry has some form of quality control, and every member of the design & construction team has a quality control program, - the quality control program for the building owner is the commissioning process. The commissioning process exists to ensure that all systems in a building work independently and together to perform their intended functions. Systems typically included in the commissioning process are: Power distribution and metering, lighting and lighting controls, HVAC systems, Building Monitoring and Control Systems (BMCS), Supervisory Control And Data Acquisition Systems (SCADA), fire alarm and protection systems, refrigeration systems, vertical transportation within the building, and the building exterior in addition to some of the more recent sustainable design elements. It is crucial for every new building to undergo a commissioning evaluation by a 3rd party independent commissioning authority, such as Command Commissioning. Command Commissioning also performs existing building commissioning (recommissioning or retro-commissioning) on older buildings to ensure all systems operate independently and together and to optimize their operation for the current building needs.
Like many other Quality Control programs, building commissioning is a very structured process, with each step defined in a manner that building owners can easily understand. Contrary to popular belief, the commissioning process begins in the design stage, where the Owners Project Requirements (OPR) are developed, the design teams response the Basis of Design (BOD) is formulated, and the design progresses under the watchful eye of the Commissioning Authority. The Commissioning Authority performs design reviews to insure the design satisfies the OPR. Once the design is approved, the construction stage begins, followed by the acceptance stage. The final step is the warranty stage, in which the systems are re-visited near the end of the warranty period. Operational issues, component deficiencies, and occupant changes are discussed with resolution and direction given for each.
The commissioning process for existing buildings (recommissioning or retro-commissioning) is very similar to the process for new buildings and is just as valuable- if not more. Existing building commissioning ensures the building systems operate reliably and efficiently to satisfy the current building requirements. Recommissioning or retro-commissioning increases occupant satisfaction, increases building efficiency, increases employee productivity, increases system reliability and reduces utility costs and repair costs All very good reasons that commissioning should be a priority for any building owner.
The best firm to hire for building commissioning is an independent company like Command Commissioning. This ensures that there are no conflicts of interest or misleading results obtained from a biased source. Commissioning new and existing buildings is crucial to the contentment and safety of building tenants, as well as the budget of building owners. The process can pay for itself in as little as a few months, which is why every building owner can ultimately afford it.
