The size of the lake is just over 20 000 acres and it has more than five hundred and sixty kilometers of shoreline, stretching over two states and five counties. No surprise then that this is prime property, and that prices in some instances still increase at up to 25% per year.

The population of the area is drawn primarily from vacation home owners and retirees. This is indeed a wonderful location both to retire or to spend your yearly vacation. Many of the properties have private boat ramps and water sports such as water skiing and sailing are therefore very popular among the residents.

Properties fronting the lake are of course the most sought after and expensive. To qualify as prime lake-front property, there are a couple of requirements to be met: Firstly the property should have unhindered access to the water with unrestricted views of the lake. It should have its own boat landing and the water has to be of a sufficient depth to allow for swimming and to give access to a boat. A gentle slope toward's the water's edge will further contribute to make the property a much sough-after investment. If you're in the fortunate position to get your hands on such a property below market value, you've no doubt made one of the best investments of your life.

One of the main reasons why Lake Gaston properties are so popular is that you are allowed to build your house quite close to the lake and you can also build a permanent boathouse compared to many other similar areas where you are only allowed to build a floating one.

Not everybody wants to live right next to the lake though. Many people prefer to live on the slopes of the hills surrounding the lake so they can have a more panoramic view of the area. These properties are therefore nearly as popular (and expensive) as the lakefront ones and also make for excellent long term investments.

Should you not be one of the lucky ones with sufficient funds for either a lakeside or hillside property, don't despair: there are indeed very affordable properties available in the surrounding area. If you buy a property a couple of hundred meters away from the water's edge, you will still enjoy excellent returns on your money and you will also still enjoy a lifestyle that simply can't be matched by suburban living.
