Investors Head To Germany
Simon Mallinson, director of European research at global investment management firm
Invesco has highlighted the potential for growth in all facets of the German property market, with the office sector expected to perform the strongest said Mallinson in addressing the Global Investment Club webinar.
"Germany is a popular destination," he said.
"Business travel is increasing, tourism is increasing as well and the hotel market is another strong performer in the German market."
Mallinson is of course referring to the commercial property sector, whereas we have always pointed to the opportunities that exist in the residential sector. Residential property investment potential has also increased of late.
Germany missed out on the boom, and in fact has never had a property boom. During the recent overseas property boom there was a lot of talk about this being Germany's day. While some people bought into it, most people buying property in Germany were aware that they were making a long term investment; AKA buying to hold.
People bought in Germany because it was synonymous with economic robustness. The financial crisis has tested the economic robustness of so many markets, but not Germany. This now proven stability is making Germany an increasingly popular choice with private property buyers and investors.
The other thing boosting Germany is the fact that most buyers today are not looking at potential capital appreciation, but reliable rental income -- capital growth is a bonus. If German property offers one thing it is reliable rental income, and that is why it is set to continue to increase in terms of exposure to foreign buyers.
