Costa Del Sol Property In Marbella - Review November 2010

With the Bank of Spain calling for more transparency in the Spanish real estate market what is the real situation for Marbella property in Costa del Sol as we head into 2011 and is now the best time ever to buy Costa del Sol properties. As you know from other blogs the Costa del Sol property market in August saw a huge increase in sales year on year some 25% but we still have a major issue in dealing with the international press with regards to what people actually think there money will buy them and in most cases there needs to be a huge re-education process. The reality on the ground is actually a very mixed picture with the best very best deals about to run out in the very near future but the resale market place still offering deals from 100,000 however the reality is I haven't seen anyone yet look at a 100,000 property in Costa del Sol and want to live in it. The reality of a decent home at a decent starting price is really in excess of 150,000. Most quality property can be bought at a starting point of say 225,000 and we have the problem in certain key ready developments that the cheaper units of up to 250,000 units have been snapped up thus leaving the units of 350,000 thus taking a lot of potential buyers out of the market. Going forward I can see big gaps and big price differentials between Marbella property in Costa del Sol and say Mijas Costa almost getting back to the divided market we had in the height of the boom back in 2007. April next year is when I think everything will start to come out with a bit further clarity. So all I can say is if you're in a position to act now then now is a great time to do it before the Christmas and New Year clients get here.
