You should ask if builder has the clear papers for property on which flats are built. Easy way is to ask for Intimation of Disapproval and commencement certificate. These certificates confirm that property is free from every kind of dispute. Property should be undisputed and BMC approved.
Confirm if the builder is ready to provide Completion certificate which is essential at the time of registry and stamp duty process and during resale in some cases. Take the BMC clearance proof on building permissions.
In addition to above topic, check if builder has the Occupancy certificate with him, If not what isthe reason. Common reasons being the FSI of that property used in some other constructions. Occupancy certificate is very useful while taking bank home loan problem for common problem.
Ask if the builder has tied up with some reputed banks or financial institutions like HDFC, ICICI and GIC Bank etc. are already tied up with builder. Its a good sign of saving yourself from non-well known and fake builders. To be on safer side its good to deal with such reputed builders.
First of all, always prefer to ask for the sample flat and building plan. Have a look of the sample flat and its internal features and amenities, quality of the tiles and other accessories in kitchen or bathroom etc. Also ask about the floor plan that gives the idea about neighbouring and layout.
Confirm if any additional charges above the charges like legal fees, parking fees etc. which sometimes is not said in first meetings.
Always get the possession date of the property from the builder like when the project is getting completed and which month finally hand over of the property will be given to the buyer.
