County court houses have been around for as long as time records. Today the county court house are the means of finding important information. The need for finding out the basics of what goes on in the courthouse is a must for any serious real estate investor how records are kept, protected, and how to find the right ownership is not only important but essential. An experienced investor will have concerns such as, who owns the property, who financed it, are there any liens or judgments against it, or what is it?

There are two offices of the county that have the information that we need, the county assessor office and the county recorder office sometimes called the registry of deeds office. These two offices are normally open 8 am to 5 pm in most parts of the country. Most investors find this difficult to get the time off to get this information. A simple call to the assessors office will tell you if this information is available to access from a home computer. Some county's will have this type of access and some county's may charge for this, but it is a tax deduction.

The records that the assessor office has are for public view and have an information sheet for every property in the county. The information can be assessable by, name of owner, property address, or the parcel number. This will allow access to important information including the size of property, original loan documents, where it was recorded, who actually owns the property, who financed the loan and if there are any liens on the property.

A short word of advice on IRS liens, investors should have no involvement with property that have IRS liens until there is a certified copy of the paid receipt that the lien has been cleared.
