The Problematic Home Inspector

When it comes to buying your first house, nothing is more tempting than a brand new, shiny house that you have built from the ground up with your own money. Unfortunately, opportunities like these do not happen often and you would most likely be left looking at homes that are already built and are for sale.

The problem, however, with homes like these is that, too often, the original owners did not take the time to repair any damage their house might have before putting it out in the market. This is why you should never pass up on the chance to have your dream house inspected by a qualified professional before signing your name on the dotted line.

Finding the right home inspector, however, is another matter that you would need to look into. For one, just as there are real estate agents that cannot be trusted so are there home inspectors that lack the needed skills. One of the ways by which you can keep yourself from being hoodwinked is by asking your prospective home inspector to send you a sample home inspection report that he has done in the past.

Before getting the services of any home inspector to check any of your prospective North Arlington homes for sale, make sure that he is the type who will not offer to do the recommended repair job for you. Oftentimes, this conflict of interest means that your inspector is only after getting profits. It is also a good idea to ask your inspector how long it would take him to finish the whole inspection. Home inspection would usually often take about 3 hours. Any inspector who would take less than that is a case for concern.

You should also ask your prospective home inspector if he charges a re-inspection fee for the any of the Northern Virginia homes for sale that you would like to get. In some states, this usually comes free, however, it would not hurt to ask. At the very least, you can consider this fee when preparing your budget. Confirm also with your prospective inspector whether it is okay for you to be present during the inspection.

There may be a number of options for you in the North Virginia home sales but having a dependable home inspector can assure you that, no matter which house you choose, you are sure to have someone to guide you in making your house a better place to live in.
