Downtown This is the heart and sole of it all; the famous Fifth Avenue is the pedestrian walkway lined with restaurants, stores, cafes and bars which brings so many tourists back on a year to year basis. Areas such as Little Italy, close to well-loved beaches such as Mamitas, which hosts the annual live jazz festival on the beachfront, offer high-quality condos. 2. Playacar is located right next to downtown, and is the original gated, private community in the area. With beautiful tree-lined streets, a bike trail, and architecture pleasant to the eye, living in Playacar is a relaxing and quiet. Phase 1 is directly on the beachfront, and includes the majority of the communities hotels. While prices are higher, Playa del Carmen beachfront condos here offer beachfront living at its best. Phase II is behind Phase I and centered around a golf course. This area still offers very close access to downtown, the beach, and a mall with some large stores. Prices range from about $125,000 USD to about $800,000 in Phase I very near the beach.

3. Puerto Aventuras is a complete community about 10 minutes away from Playa del Carmen, including a marina, a golf course, shopping, restaurants, a school, church and much more. Condos can be found on one of the 3 marinas, with some also available a bit further back from the water. The community is small, gated, quiet and safe, and walking from any part of it to the beach or any of the amenities is easy. Prices range from $150,000 to about $800,000. The third marina, which is still under construction, will offer some of the most exclusive developments not only in the Playa del Carmen luxury condo market, but in the entire Caribbean area, in Mexico or beyond.

4. Other communities and developments nearby include the exclusive Playa Paraiso, near Puerto Morelos, about halfway to Cancun, where you can find a top quality pre-construction condo starting around $450,000 USD.
